Abstract: The Development of Real Estate Tourism: The Case of Shenzhen by Lam SzeKi for the Degree of Master of Arts at the University of Hong Kong in June 2003 Real estate tourism, combining real estate and tourism, is a type of real estate which wholly or partly presents the functions of tourism by utilizing both natural and man-made tourism resources. It has been expanding in many large cities in China and it plays an important role in transforming the real estate market and the tourism business since the 1978 reform. This study aims at exploring the development of real estate tourism in China through analyzing the factors contributing to the marriage of real estate and tourism. The case of Shenzhen will be used not only to demonstrate the development trend of real estate tourism in a fast growing Chinese city, but it also shows the importance of real estate tourism to the whole society. The ecological impacts to Shenzhen and the problem of 'real estate bubble' generated by real estate tourism in Shenzhen will be reviewed. This study also discusses the eagerness of 111 the Shenzhen government in maintaining a sustainable real estate tourism development between environmental conservation and economic benefits. It is hoped that this study can provide a better understanding of real estate tourism in China and stimulate researchers to further examine the essence of real estate tourism and incorporate it in city planning development.
